Sun City Summerlin, also known as Del Webb’s Sun City Summerlin, is a 55+ active-adult community on the western edge of Las Vegas within the master-planned community of Summerlin. Developed from 1989 to 1999, it remains one of the largest active-adult neighborhoods in Nevada with ~7,781 homes. Set around 3,000 feet in the Spring Mountain foothills, it enjoys slightly cooler temperatures and gorgeous views of the mountains and the Strip. Daily conveniences—shopping, healthcare, dining—are minutes away, while the Strip is roughly 20 minutes by car.

Recreation Centers




There are four recreation centers—Desert Vista, Mountain Shadows, Sun Shadows, and The Pinnacle—with fitness facilities, studios, hobby/craft rooms, billiards/card rooms, meeting spaces, and both indoor and outdoor pools. The Pinnacle complex also includes the 312-seat Starbright Theatre.

Golfers can choose among three on-site courses operated by Golf Summerlin:

  • Attached patio homes: ~18 models, about 1,000–1,800 sq ft, generally 2 bedrooms, 1.5–2.5 baths, and a 1–2-car garage. Exterior maintenance is usually handled by a sub-association (sub-HOA).




55+ Housing for Older Persons Act (HOPA) rules apply (at least one household member must be 55+; no permanent residents under 19). The HOA provides common-area maintenance, amenities, security patrol, and—in some villages—front-yard landscaping.
