Southern Highlands sits in the southwest corner of the Las Vegas valley, tucked between the Spring Mountains and the I-15 corridor. It has a reputation as one of Las Vegas's most prestigious addresses โ and that reputation is largely deserved. But there's more to it than the guard gates and the golf course.
The Feel of the Community
What surprises most people about Southern Highlands is how much it feels like a real neighborhood rather than a gated enclave. There are parks, walking trails, a community center, and a genuine sense of people knowing their neighbors. The guard gates create a sense of security, but they don't create the sterile, isolated feel that some gated communities have.
The community is large enough to have real amenities โ multiple parks, a recreation center, and the Southern Highlands Golf Club โ but not so large that it feels anonymous. Families who move here tend to stay.
Housing Stock
Southern Highlands has a wide range of housing options, from townhomes and smaller single-family homes in the $400s to custom estates well above $2 million. The majority of the market sits in the $500Kโ$900K range โ larger homes on modest lots, well-built, with the finishes and features that buyers in this price range expect.
The architecture is predominantly Mediterranean and Spanish Colonial โ stucco exteriors, tile roofs, and the warm palette that defines Las Vegas residential construction. Lots tend to be smaller than you'd find in Henderson or North Las Vegas at comparable price points, but the community amenities compensate.
Location and Commute
Southern Highlands is in the southwest valley, which means easy access to the I-15 and the 215 beltway. The Strip is about 20โ25 minutes north. Henderson is accessible via the 215. Downtown Las Vegas is farther โ plan on 30โ40 minutes in normal traffic.
The location is genuinely convenient for most Las Vegas commutes, and the proximity to the Nevada/California border makes it popular with people who travel frequently to Southern California.
Schools
Southern Highlands is served by the Clark County School District, with several well-regarded elementary and middle schools within the community. Pinecrest Academy of Nevada โ a highly rated charter school โ is nearby and draws families from across the southwest valley. Private school options are also accessible.
The Golf Club
The Southern Highlands Golf Club is a private club with a Robert Trent Jones Jr.-designed course that's consistently ranked among Nevada's best. Membership is separate from HOA fees and is a significant additional cost, but for serious golfers, it's a major draw. Non-members can still enjoy the community without club membership.
HOA and Costs
Southern Highlands has a master HOA plus sub-association HOAs in individual neighborhoods. Total monthly HOA fees typically range from $150 to $350 depending on the specific neighborhood. The fees fund the guard gates, community parks, landscaping, and recreation center โ and the community is well-maintained as a result.
Who Lives Here
Southern Highlands attracts a mix of established professionals, families who've moved up from starter homes elsewhere in the valley, and relocating executives. There's a significant contingent of California transplants who appreciate the value relative to comparable communities in the LA or Bay Area markets. The community skews toward families with school-age children, though there are plenty of empty nesters and retirees as well.
The Honest Assessment
Southern Highlands delivers on its reputation. It's a well-run, well-maintained community with genuine amenities, strong schools, and a neighborhood feel that's harder to find than you'd think in Las Vegas. The trade-off is price โ you pay a premium for the address โ and the southwest location, which isn't ideal for everyone's commute.
If the location works for your daily life and the price point fits your budget, Southern Highlands is one of the best places to live in the valley. I've never had a client who moved there and regretted it.
