About the Community

Southern Highlands sits in the southwest corner of the Las Vegas valley, tucked between the Spring Mountains and the I-15 corridor. It has earned a reputation as one of the valley's most prestigious addresses — and that reputation is well-deserved. But what surprises most newcomers is how much it feels like a real neighborhood rather than a sterile gated enclave. Parks, walking trails, a community recreation center, and a genuine sense of community make Southern Highlands one of the most livable upscale communities in Southern Nevada.

Guard-Gated Security

24/7 staffed entry gates provide a genuine sense of safety and privacy throughout the community.

World-Class Golf

The Southern Highlands Golf Club features a Robert Trent Jones Jr. course consistently ranked among Nevada's best.

Strong Schools

Served by well-regarded CCSD schools plus nearby Pinecrest Academy charter school, a top-rated option in the southwest valley.

Freeway Access

Easy on/off access to the I-15 and 215 beltway makes commuting to Henderson, the Strip, and the airport straightforward.

Parks & Trails

Multiple community parks, walking trails, and a recreation center give residents plenty of outdoor options without leaving the gates.

Strong Community Identity

Residents identify strongly with the Southern Highlands brand. Neighborhood events and an active HOA foster a real sense of belonging.

Keli's Take

"I've never had a client move to Southern Highlands and regret it. The community delivers on its reputation — it's well-run, well-maintained, and has a neighborhood feel that's genuinely hard to find at this price point in Las Vegas. The trade-off is the southwest location, which doesn't work for everyone's commute. But if the location fits your life, it's one of the best places to live in the valley."

Housing & Price Points

Southern Highlands offers a wide range of housing options, from townhomes and smaller single-family homes in the mid-$400s to custom estates well above $2 million. The majority of the market sits in the $500K–$900K range — larger homes on modest lots, well-built, with quality finishes.

The architecture is predominantly Mediterranean and Spanish Colonial — stucco exteriors, tile roofs, and the warm palette that defines Las Vegas residential construction. Lots tend to be smaller than comparable price points in Henderson or North Las Vegas, but the community amenities more than compensate.

Southern Highlands commands a premium over comparable Henderson neighborhoods. You're paying for the address, the golf club proximity, the guard gates, and the overall quality of the community infrastructure — and most residents feel it's worth it.

Location & Commute

Southern Highlands is in the southwest valley, with easy access to the I-15 and the 215 beltway. The Strip is about 20–25 minutes north in normal traffic. Henderson is accessible via the 215. Downtown Las Vegas is farther — plan on 30–40 minutes.

The proximity to the Nevada/California border makes Southern Highlands popular with people who travel frequently to Southern California — it's the closest major Las Vegas community to the I-15 south corridor.

For people who work in the southwest valley, near the airport, or who work from home, the location is genuinely convenient. For people who work in the northwest valley or downtown, the commute is the main trade-off.

HOA Life

Southern Highlands has a master HOA plus sub-association HOAs in individual neighborhoods. Total monthly fees typically range from $150 to $350 depending on the specific neighborhood. The fees fund the guard gates, community parks, landscaping, and recreation center.

The community is well-maintained as a result — you'll notice it immediately when you drive through. Landscaping is consistent, common areas are clean, and the overall aesthetic is cohesive. That doesn't happen without active HOA management and adequate funding.

Before buying, read the CC&Rs carefully. Southern Highlands HOAs are active and enforce their rules. That's a feature for most residents — it protects property values and maintains the community standard — but it's worth understanding what you're agreeing to.

Who Lives Here

Southern Highlands attracts a mix of established professionals, families who've moved up from starter homes elsewhere in the valley, and relocating executives. There's a significant contingent of California transplants who appreciate the value relative to comparable communities in the LA or Bay Area markets.

The community skews toward families with school-age children, though there are plenty of empty nesters and retirees as well. It's a diverse, active community — not a retirement enclave, but not exclusively young families either.
